Blood spotting

Hi,
Over the past 6 months to a year, I've had intermittent episodes of blood leaking from my penis. Three or four times, upon waking up, I've noticed there are small blood stains on the front of my boxers. (Once, it was enough to soak through into the sheet.) Also, there have been two or three times when I've been masturbating and some blood has leaked out with the pre-***. It's usually not a large amount. It stops pretty quickly, and there is no blood or trace of blood in the actual ejaculate at orgasm.
It's kind of freaking me out. Any idea what this might be?
